
Located just one block from the gondola at the highly trafficked corner of Hunter Street and Cooper Avenue, this iconic building, formerly known as Boogie’s Diner, offers a premier location for retail and restaurant tenants. The building provides just over 16,000 square feet of conditioned space, with more than 12,000 square feet spread across the ground and upper floors.
The design accommodates four tenants in total, with two elevators and three staircases. Three of the tenants will occupy ground-level retail spaces, while the upper floor offers the potential for a restaurant. The basement is primarily allocated for storage, with additional mechanical and service functions to support the upper-floor tenants.

The building’s design carefully preserves the majority of the existing structure, prioritizing cost-effective structural modifications. It honors the historic vernacular of the downtown core while introducing contemporary touches. Steel has been incorporated extensively in the ornamentation, replacing wood that would traditionally have been used. Glazing has been maximized to enhance display windows and create visual connections between the interior and exterior. Upper-level windows were increased wherever possible to provide stunning views of the surrounding mountains.
Public spaces have been thoughtfully expanded. On the Hunter Street side, a generous green space complements the wide sidewalks. Along Cooper Avenue, the sidewalk has been extended to accommodate green areas, bike racks, and potential seating, creating a more inviting streetscape. Additional trees and plantings on both sides of the building help soften the approach and enrich the pedestrian experience.
